Just one year after the pandemic hit our vacation and tourism market hard, the Resort area of Baldwin County has radically recovered. Baldwin REALTORS® Multiple Listing Service (MLS) reports that April 2021 saw a drastic increase of properties sold in the Resort area of our county at 160.3%, compared to properties sold in April 2020.
The Traditional Residential area of the county also saw a 32.4% increase in properties sold. Together, the entire county experienced 826 properties sold in the month of April 2021, compared to just 507 the year prior.
What might be even more encouraging to report is that, in this past month, Baldwin County experienced net growth in New Listings. While 826 properties sold, 974 properties were added to the MLS during April 2021. Traditional Residential increased by 642 new listings, and the Resort area gained 332.
Along with their major increase in properties sold, the Resort area of Baldwin County also saw a significant dip in days on market (DOM). Where April 2020 had an average of 101 DOM for listings, April 2021 saw an average of just 49 DOM. Additionally, the average sales price for this area of the county continues to be one of the highest averages we’ve seen month-to-month.
