DAPHNE, Ala.— Mitchell Davenport, a representative for Gateway companies, requested the planning commission’s approval on a revised master plan for Laurel Springs Apartments, which was formerly known as Jubilee Ridge Condominiums.
The property is southeast of the intersection of Pollard Road and County Road 64. The property already has eight units built, which were originally intended to be condominiums, but they will be turned into apartments, to create a total of 200 units on the property. The previous master plan was for 114 units.
Davenport approached the commission for approval so the property could place 14 units on each acre of property. The commission and council are expected to approve a new land use ordinance in the near future that will limit all new properties zoned R-4 to placing 10 housing units on each acre of the property.
Commissioner Larry Chason asked what the developer planned to do about traffic in the area if 200 units were put in and whether a traffic study had been completed.
“County Road 64, as we all know, has peak times and I am envisioning 200-something units … you are talking about quite a bit of people …” Chason said. “It is certainly a consideration given the problems we have on 64.”
Davenport said no traffic study had been completed, but before the site plan was submitted one would be completed if necessary.
The planning commission will make a recommendation at the next meeting June 23 at 5 p.m. at City Hall. A site plan will have to be approved at a later date for the property.
