LOXLEY, Ala. — The Loxley Town Council approved two re-zoning requests at its regular meeting on Monday, Aug. 8.
In its first order of business, the council voted to approve the rezoning of 460 acres located off of U.S. Highway 31 in Loxley from A-O, agricultural - open space; to R-1A, residential single family.
The request made by H. Properties LLC will be used for a residential development with the initial phase being an 11-lot residential subdivision.
The second rezoning request came from jWendell and Charlotte Barnhill to rezone property on Highway 59, located behind Lil G's Cajun Market.
While there are no immediate plans for use of the property, which is located behind an RV Park, future plans would involve construction of an upscale RV park with a clubhouse.
The council approved a request at Monday's meeting to rezone the property to B-1 for business use. In order to then use the property for an RV park, the property owners would have to come back to the town's Planning Commission for a variance, which would then go to the town's Board of Adjustments for approval.
Both measures passed unanimously with all members of the Loxley Town Council present at Monday's meeting.
Public hearings on both matters were held during Monday's meeting before the matters came to a vote. No one from the public spoke at either public hearing regarding the matters.
In other business, the council voted to proceed with submission of a grant application for a 75 percent Hazard Mitigation Grant.
Stacy McKean with Premier Grants Consulting LLC spoke to the council and said grant funds became available following devestating tornadoes which hit in North Alabama earlier this year.
The grant would be used for two generators located at two sewer lift stations in town. Estimates for total cost of the project totals $165,000. The grant would be for 75 percent, or $123,750, which would be matched by in-kind contributions of labor and equipment.
The council voted unanimously to approve the measure at Monday's meeting.
The council also voted unanimously to increase the threshold for capitalization or depreciation of items from $1,000 to $2,000 with a useful life of at least five years.
