DAPHNE — Developers at Thursday’s Planning Commission meeting will present a preliminary planned unit development plan review for property adjacent to Grande Pointe Apartments.
The Lake Forest project will include 33 single-story, single-family units, said John Peterson, a developer with Hatch Mott MacDonald.
Commissioners Ed Kirby and Cathy Barnette voiced concerns over the possible resale of the properties as individual entities in the future.
“As long as it is under a single owner or corporation, I don’t see a problem, but this approval wouldn’t allow you to go out and sell them as individual lots,” Kirby said of future plans for the site.
Barnette said she wants a letter of intent saying the owner wouldn’t sell individual lots.
Richard Davis, counsel for the development, said they would sign such a declaration.
To sell the units, developers must appear before the planning commission because of the lot size, according to Kirby.
Developers are treating the parcel of land as one large lot — as opposed to individual lots per unit, according to Peterson.
In other business, developers want property along Alabama Highway 181, just south of the Somerset subdivision, annexed into the city.
Trey Jinright, of Jinright and Associates, requested that the city annex an almost 10-acre parcel of land with an R-4, high-density multifamily zoning.
The land to the east is zoned R-3, high density single-family; the land to the west is R-4, according to Jinright.
The development would consist of about 45 town homes, Jinright said.
The owner would resell the homes in a condominium style, Jinright said.
Commissioner Cathy Barnette noted that half the property appeared to be green space.
“The property has a lake in the front which they would like to maintain and wetlands to deal with in the back,” Jinright said.
Also on Wednesday, commissioners heard an administrative presentation for The Paraiso, another subdivision that developers want to build in Daphne.
The subdivision would be southwest of U.S. 98 and Main Street, north of Bay View Lane. It would border Mobile Bay, developer Charlie Johnson, of Wood and Partners Inc., said.
The subdivision is about 12 acres acres and would have just under 20 lots, Johnson said.
The road has been pushed to the side of the property, making the lot open to green space and providing beach-front access, Johnson said.
Developers started clearing the underbrush exceeded legal bounds by removing a tree without a clearance permit.
“I don’t think anyone’s against the development, we just have to make sure it’s done right,” Mayor Fred Small, also on the commission, said.
Work has stopped until November after developers will present site plans at the planning commission meeting for approval.
Johnson said they want to have the subdivision completed within five years.
